What a home actually costs, metro by metro

Across 764 metro areas, the one in the middle had a median sale price of $295,938. Weight each metro by how many homes it actually sold and the typical American sale comes out nearer $445,949. The range runs from $84,000 in Macomb, IL to $1,791,000 in San Francisco, CA.

Almost everyone searches for the "average" home price, and almost every published figure — including every one on this page — is the median instead. An average is dragged upward by a handful of very expensive sales. The median is the sale in the middle, which is the number that describes a normal home. Where a page says average, read median.

The two national figures above are both correct and they are not interchangeable. $295,938 is the middle of 764 metro areas, counting Great Bend, Kansas exactly once and Los Angeles exactly once — it describes a typical PLACE. $445,949 weights each metro by the number of homes it sold, so it describes a typical SALE, and it is far higher because the big expensive metros do a disproportionate share of the country's transacting. Most national headlines quote something like the second figure, which is why the number never matches what people in most of the country recognize.

Half of the 764 metro areas on this page sit under $295,938. That is the part of the country that "the national median home price" tends to render invisible.

The most affordable metros we track are Macomb, IL ($84,000), Galesburg, IL ($125,500), Danville, IL ($126,200), Lincoln, IL ($127,500), Coffeyville, KS ($128,750).

One caution that applies to every metro here. Asking prices and sale prices are different sets of homes: what sold, versus what has not sold yet. The gap between the two is not a discount you can negotiate — asking prices skew high precisely because the overpriced homes are the ones still sitting on the market. The measure that does mean something is what each home got against its OWN asking price, and in the typical metro that was 98%.

6 metro areas are shown at their recent six-month run rather than the latest single window. Each of them sells under sixty homes at a time and printed a latest median more than a third away from its own recent history, which at that size is what one stretch of unusual closings looks like rather than a market that moved. Their pages say so.
