In the typical metro area, about 21% of homes sold for more than the asking price. The range is enormous: 218 metros out of 763 still sell at least three in ten homes over asking, while in 139 metros it is under one in ten.

"Above asking" depends as much on how sellers price as on how many buyers there are. A market where everyone lists low and expects offers will show a high number without being any hotter than a market where everyone lists at what they expect to get.

That is why the second figure matters more. Across all sales — not just the ones that beat their list price — 95 of 737 metro areas averaged at or above the asking price. Everywhere else, the typical home closed for less than the seller asked.

If you are buying in one of the metros near the top of this table, expect to need your best number on the first pass. Near the bottom, there is usually room to negotiate.
