How long it takes to sell a house, metro by metro

Across the 764 metro areas we track, the typical home went under contract in about 45 days. That is the middle of the middle — half of metros are faster than 45 days, half are slower, and inside any one metro half of homes beat its own number.

Days on the market counts from the day a home is listed to the day it goes under contract. It does not include the weeks between the accepted offer and the closing table, which usually adds about another month before anyone gets keys.

The national average you normally see hides how wide the range is. 191 metros sell in under a month, and 29 metros take three months or more. Those are different markets, not different degrees of the same one.

Direction is mixed. Of the 500 metros where the number moved by more than a few days against last year, 295 got slower and 205 got faster. We treat a change under 4 days as noise rather than narrating it.
