Across the 764 metro areas where we have enough history to say, June is the month homes sell for the most in 182 of them — about 24%. Widen it to the top three months (May, June, July) and you cover 52% of the country.

There is no single answer that holds everywhere, which is why "spring" is the answer you usually get. In 182 of 764 metro areas the highest sale prices land in June. In the other 582 they do not.

Those are closing months. A sale usually closes a month or two after the home goes under contract, so listing a few weeks ahead of the peak month is what actually catches it.

How much the calendar is worth also varies. In a typical metro the gap between the best month and the worst is about 17% of a normal year's price. In the metros at the top of the table below it is several times that, and in the flattest markets it is close to nothing — there, timing the calendar is not where the money is.

Method: for each metro we group three years of sales by the month the window closes, compare each month to that same year's average, then average those ratios across years. Comparing each year to itself cancels out the underlying price trend and leaves the seasonal shape. A month counts only if we saw it at least twice, and a metro counts only if at least eight months of the year are covered.
